Can you hold a place before I apply?
Properties are leased on a first-come, first-served basis once a completed application and all required fees have been received. To avoid missing out, we recommend applying as soon as possible. -
Do I need to pay the first and last month’s rent with the security deposit?
Move-in costs vary by property. In most cases, tenants pay the first month’s rent and a security deposit. Some properties may also require last month’s rent depending on lease terms. -
How old do I need to be to apply?
You must be at least 18 years old to legally enter into a lease agreement. -
Is the security deposit refundable?
Yes, your deposit is refundable as long as the lease terms are met and there’s no damage beyond normal wear and tear. Deductions may apply for unpaid rent, cleaning, or repairs. -
When is a cosigner required?
A cosigner may be needed if you don’t meet our standard income, credit, or rental history qualifications. Cosigners must also meet financial requirements and sign a guarantor agreement. -
How do I apply for a rental property?
You can apply online or in person. A completed application, application fee, and supporting documents such as proof of income and ID are required. -
How do I pay rent?
Rent is typically paid through our online tenant portal, but other options like bank transfer, check, or money order may be available depending on the property. -
Can I have a pet?
Always check your lease and contact our office before bringing a pet into the property. Some homes are pet-friendly with an additional deposit or monthly pet rent. Others may have breed or size restrictions. -
What if I want to move out, but my roommate wants to stay?
All tenants on the lease are jointly responsible for the full term. If one tenant wishes to leave, they may need to qualify on their own or replace themselves with an approved new tenant. -
How do I give notice that I’m moving out?
Check your lease for the required notice period — usually 30 or 60 days — and submit your intent to vacate in writing before the deadline. -
Who pays for repairs and maintenance?
SOWN Realty Group handles routine maintenance and necessary repairs. However, if damage is caused by tenant misuse or negligence, the cost may be your responsibility. Please submit all maintenance requests through the tenant portal.
